mTenure
mTenure is software for Kenyan landlords that keeps your rent records — what every tenant was charged, what they have paid, and who still owes you.
For one property or several. Works on your phone and on a computer — the same records, wherever you open it.
Opens WhatsApp with a message already written. No form to fill in.

01 The problem
Month end, as it actually goes
At month end I am going through the notebook, then scrolling back through M-PESA messages, trying to work out who has actually paid.
I know some tenants are behind. I could not tell you exactly which ones, or by how much, without sitting down for an hour.
A tenant says the balance is wrong. I have nothing to put in front of him — just my word against his.
02 What it does
Six things, done properly
01
The month, in order
Every month is the same seven steps — read the meters, run the charges, issue the statements, send the reminders, record the payments as they come in, and chase what’s still outstanding.
mTenure shows you where you have got to. Nothing is forgotten, and nothing is done twice.

02
A statement you can hand over
Each tenant gets a statement listing every charge and every payment for the month, with the balance at the bottom and the date each entry was recorded.
When somebody disputes what they owe, you give them the page instead of arguing from memory.

03
Arrears, and how old they are
One screen shows everyone who is behind, by how much, and how long it has been outstanding — this month, 30 days, 60 days, 90 and over.
You stop trying to remember who to chase first.

04
Reminders, one tap each
mTenure writes the reminder for each tenant who is behind and opens WhatsApp with it ready. You read it and press send.
Nothing goes out on its own, and no tenant ID numbers or personal details are ever put in the message.

05
Leases drafted, signed leases kept
Your own lease wording is filled in with the tenant’s name, unit, rent and deposit, ready to print and sign on paper.
Once it is signed, a photo of it is stored against that tenancy — so the agreement sits with the records it produced.

06
Your numbers, in Excel, always
Any day you like, download the lot as a spreadsheet: rent roll, who paid what, arrears, expenses, and profit per property.
It is your data. You can take it out whenever you want, without asking us.

03 How you start
We set it up with you, remotely
There is no sign-up form on this site, and that is on purpose. Setting a property up properly — every unit, every meter, every tenant, the rents, the deposits, and what each person already owes — is exactly the part that goes wrong when a landlord is left alone with an empty screen.
So we do that part with you.
A short conversation
Fifteen minutes on WhatsApp or the phone. How many units, how you bill water, and what you are using now.
We set up your account together
We enter your units, meters, tenants, rents and deposits together, and we check the opening balances against your own book until you agree they are right.
We run your first month beside you
You take the readings, run the charges, issue the statements and send the reminders yourself, with us there. After that the month is yours, and we stay reachable.
Opens WhatsApp with a message already written. We reply the same day.
04 Trust
Before you put your money records anywhere
We are not your competitor
mTenure doesn’t manage properties or compete with you. Every landlord on the platform — including the very first — is a customer on identical terms. No account can see another landlord’s data, and your records are never used for comparisons, marketing, or anything beyond running your own account.
The money history cannot be quietly changed
Once a charge or a payment is recorded, it is never edited and never deleted — not by you, not by us, not by anyone with access to the database. There is no edit button, because there is no edit.
A mistake is fixed by recording the correction, with a reason and a name against it, and both entries stay visible from then on. That is deliberately less convenient than quietly changing a number, and it is the whole reason the records still mean something a year later.
Tenant details, and the law
Tenant information is handled under Kenya’s Data Protection Act, 2019. ID numbers, next-of-kin and family details are encrypted before they are stored, are left out of exports by default, and never appear in a reminder message.
Your records are hosted on Cloudflare’s infrastructure, in its Western Europe region. The privacy page sets out what is collected, why it is collected, how it is protected and how long it is kept.
